Job Requirements:
• University degree.
• 5-8 years experience in managing commercial capital projects such as build-outs and HVAC retrofits      and lighting retrofits.
• Computer skills (Excel, Word, Project)
• Well-developed analytical and problem-solving skills
• Strategic thinking and decision making skills
• Driven and self-motivated individual    
• Ability to work independently as well as part of a team
• Excellent communication (both  written and verbal)
• Superior organizational, time management and multi-tasking skills

Job Duties:
Capital Management:
• Manages all assigned capital projects and ensures they are completed on time and within budget. Including      HVAV retrofits
• Assist Project Manager with annual development of      project capital and operating budgets
• Responsible for sourcing, negotiating and hiring all contractors and ensuring work is completed on      time, within budget and to specifications.
• Responsible for sourcing and negotiating cost-effective materials for use to complete capital projects.
• Investigates damage, accident, or delays at project sites, to ensure that proper procedures are being      carried out and insurance procedures are being followed.
• Inspects and reviews projects to monitor compliance with building and safety codes and other      regulations.

Project Management:
• Oversees all assigned projects and ensures they are competed on time and within budget.
• Assist with defining scope of work:  identify priorities, time limitations, budgets & quality.
• Plans, directs, co-ordinates and executes all aspects of development projects to ensure established goals and objectives are accomplished.
• Establishes and co-ordinates documented project/work schedules.
• Coordinates and ensures "off-site work" is performed according to criteria.
• Ensures the cost effective management of all processes related to the projects including controlled access sites and on-floor raw material, work in process, and finished components.
• Manages internal and external resources to achieve project objectives.
• Maintains compliance of departmental operating procedures
• Perform regular documented reviews, maintain daily progress reports and issue updates to affected parties.
• Continuously improve/cost reduction initiatives.
